1. Planning for your Inspections

Create an anticipated plan and routine for inspections in advance. Ensure you provide tenants with written notice in accordance with your lease agreement for each inspection— typically at least 24–48 hours in advance.

2. Conducting the Inspection

Begin with a walkthrough of all rooms, documenting any damage, deterioration, or maintenance needs that go beyond any reasonable wear and tear. Take photographs during each inspection to document the property's condition over time, focusing on structural elements, water damage, mould, or disrepair.

Regarding Occupancy, verify that only approved tenants are residing at the property. Look for indicators of unauthorised subletting’s, such as additional personal belongings or altered living spaces – in other words, make sure your tenants aren’t operating any "unusual activity"!

To ensure you are also Health and Safety Compliant, check for exposed wiring and blocked exits. Confirm that the property is free from inadequate heating or poor ventilation. And – don’t forget to test the Smoke Alarms!

3. Post-Inspection Actions

Create a Detailed Inspection report (Please see our free download Checklist) summarising the property's condition, supported by photographs and notes from any discussions with tenants.

Share the report with tenants, to foster a positive relationship, addressing any significant concerns of theirs identified.

Address urgent issues promptly to maintain the property's long-term value and remember to book in a re-inspection to ensure that necessary repairs or corrections have been completed satisfactorily.
